More homes on the market as selling prices rise in East Central Scotland

House Prices Rise, While Law Society Voices Concerns Over Home Reports

House prices in Scotland continue to rise and have done so for the sixth consecutive month - according to the LSL House Price Index for February 2014.

LSL’s latest figures show that the average cost for a house in Scotland has risen by £5,584 (3.6 per cent) to £160,678 over the last twelve months.

All seven cities in Scotland have seen house prices increase over the last year - with Aberdeen showing the largest annual growth - almost 12 per cent.
 
Edinburgh, Aberdeen and Stirling were identified as the most expensive locations for buyers.
 
House prices have not yet matched pre-recession levels, but February’s House Price Index indicates that ‘sustained growth’ was ‘taking hold’, which was thanks, in part, to the UK Government’s Help to Buy scheme.

Whilst the property market continues to show signs of recovery, the Law Society of Scotland has questioned the use of Home Reports. In a response to the Government’s Consultation on the Home Report, the Law Society’s Property Law Committee suggests that not only are home reports failing to meet their original objectives of encouraging house owners to repair and maintain their properties, to stop buyers having to pay for multiple valuations and to counter the practice of setting artificially low prices, but that those objectives are no longer appropriate.

The response made it clear that the Law Society’s preference would be to have compulsory home reports abolished.
